This Privacy Policy describes how LeadScout USA (“LeadScout,” “we,” “us,” or “our”) collects, uses, shares, and protects information when you visit our website, create an account, purchase our services, or use our software. LeadScout is operated from Miami, Florida, and serves customers throughout the United States.
1. Who we are
LeadScout USA provides real-estate prospecting data and software tools to real estate professionals and related businesses nationwide. Our services include self-serve property search, curated lead lists, and done-for-you managed database products.

2. Information we collect
We collect information in the following categories:
- Account information - name, email address, company name, password (stored in hashed form), and profile details you provide at signup or in settings.
- Payment information - billing details are processed by Stripe. We receive limited payment metadata (such as customer ID, transaction status, and plan purchased), not full card numbers.
- Usage and product data - searches, exports, feature usage, login timestamps, IP address, browser/device type, and similar technical logs needed to operate and secure the Service.
- Leads and CRM data you store - records you save, tag, or manage inside your account while using the platform.
- Contact and support communications - information you submit through contact forms, email, or support requests.
- Cookies and session data - authentication cookies, preference cookies, and analytics/session identifiers as described in Section 7.
3. How we use information
We use collected information to:
- Create and manage your account and authenticate you;
- Provide, deliver, and support the products you purchase;
- Process payments and send receipts or service-related notices;
- Operate search, export, branding, and done-for-you fulfillment features;
- Monitor usage limits, prevent fraud, and maintain security;
- Respond to support requests and improve our website and software;
- Comply with legal obligations and enforce our Terms.
We do not use your account information to place telemarketing calls or send promotional messages on your behalf to property owners or other third parties.
4. Third-party service providers
We share information with trusted providers only as needed to run the Service, including:
- Stripe - payment processing;
- Hosting and infrastructure - including Vercel and related cloud providers that host our application;
- Data providers - vendors that supply property, ownership, and skip-trace data we compile into lead products;
- Email and communications - providers that deliver verification, receipt, and support emails.
These providers process information under contractual obligations appropriate to their role. We do not authorize them to use your account information for their own unrelated marketing.
5. Lead and property data we provide to you
A core part of our Service is delivering property-owner and property records - and, on certain plans, skip-traced telephone numbers - compiled from public records and third-party sources. That data is provided to you as a customer, not collected from you.
Lead data may be inaccurate, incomplete, or outdated. Providing a phone number or address does not mean the person has agreed to be contacted. 6. How we do not sell your personal information
We do not sell your account personal information - such as your name, email, login credentials, or payment metadata - to data brokers or unrelated third parties for their own marketing.
LeadScout's business is selling property and lead data to customers like you, not selling your personal information to others. If you purchase a lead list or use our search tools, you receive third-party property-owner information subject to your plan and our Terms; that is a product delivery, not a sale of your personal information.
7. Cookies and session technologies
We use cookies and similar technologies to:
- Keep you signed in and maintain secure sessions;
- Remember preferences and software-context settings;
- Protect against abuse and understand basic site performance.
You can control cookies through your browser settings. Disabling essential cookies may prevent login or checkout from working properly.
8. Data retention
We retain account and transaction records for as long as your account is active and as needed to provide the Service, comply with law, resolve disputes, and enforce agreements. Lead exports and CRM records you create may remain in your account until you delete them or close your account, subject to backup and legal retention requirements.
We may retain anonymized or aggregated usage data that no longer identifies you.
9. Your rights and choices
Depending on where you live, you may have rights to:
- Access personal information we hold about you;
- Request correction of inaccurate account information;
- Request deletion of your account, subject to legal and billing record retention;
- Opt out of non-essential marketing emails using unsubscribe links where provided.
To exercise these rights, email support@leadscoutusa.com from your account email with the subject line “Privacy Request.” We may need to verify your identity before fulfilling a request.
10. California and state privacy rights
If you are a California resident, you may have additional rights under the California Consumer Privacy Act (CCPA), as amended by the CPRA, and similar state laws where applicable - including rights to know, delete, and correct personal information, and to opt out of certain “sales” or “sharing” of personal information for cross-context behavioral advertising.
As described above, we do not sell or share your personal information for cross-context behavioral advertising. We also do not sell your account information to third parties. If our practices change, we will update this Policy and provide any legally required notice or opt-out mechanism.
California residents may submit requests to support@leadscoutusa.com. We will not discriminate against you for exercising privacy rights.
11. Children's privacy
The Service is intended for business users and is not directed to children under 16. We do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will take appropriate steps to delete it.
12. International users
LeadScout is U.S.-focused and stores and processes information in the United States. If you access the Service from outside the U.S., you consent to transfer and processing in the U.S., which may have different data-protection laws than your country.
13. Security
We use reasonable administrative, technical, and organizational measures to protect information - including encrypted connections, hashed passwords, and access controls. No method of transmission or storage is completely secure; we cannot guarantee absolute security.
14. Changes to this Policy
We may update this Privacy Policy from time to time. The “Last updated” date above will change when we do. Material changes will be posted on this page. Continued use of the Service after changes become effective constitutes acceptance of the revised Policy.
